Windsor Square.

Curving streets and an architectural story that spans Revival to Ranch.

Explore the district’s homes and setting, then take a practical look at buying or selling here.

Put it in context

A neighborhood plan that still shapes the experience.

Windsor Square was planned with curving streets and varied lots, and its development continued beyond the initial 1929 subdivision opening. The city’s brochure describes early Period Revival houses, modern examples, and substantial later Ranch development. That progression helps explain the district’s range of forms and details.

The city describes the district generally between Central Avenue, Seventh Street, Camelback Road, and the alley north of Oregon Avenue.

The current historic district incorporates portions of more than one original subdivision. Use the mapped district rather than the original subdivision name to check a specific property.

What to notice in the homes.

The street pattern is part of Windsor Square’s character. The individual homes also reflect changing approaches to residential design.

01 / PERIOD REVIVAL

Read the earlier design language.

Spanish Colonial, Pueblo, and English Tudor/Cottage styles are documented by the city. Look at the original form and surviving details together.

02 / RANCH VARIANTS

An important part of the district.

The city identifies a range of Ranch subtypes. Review the layout, roofline, and outdoor connections before assessing later renovations.

03 / MODERN INFLUENCES

A change in form.

International Style and Southwestern examples broaden the architectural mix. Distinctive proportions can be as important as individual finishes.

04 / CURVING STREETS & LOTS

Look beyond the floor plan.

Lot shape, driveway access, and the position of the home can affect daily use. Study them alongside the interior spaces.

Buying in Windsor Square

Understand the home before the next step.

Understanding the property helps you plan for both daily use and ongoing care.

  • Review the systems. Gather available information about the roof, electrical, plumbing, and HVAC, and use inspections to understand condition.
  • Check the specific property. Confirm designation and discuss proposed work with the City’s Historic Preservation Office.
  • Study the lot configuration. Curving streets can create individual site conditions. Review parking, outdoor space, and access at the actual property.
  • Ask about irrigation where applicable. Establish whether service exists, how it operates, and what maintenance responsibilities come with it.

Selling in Windsor Square

Bring the home’s value into focus.

Preparation, clear information, and a thoughtful presentation help buyers understand what makes the property individual.

  • Organize the records. Gather available permits, maintenance history, and improvement details before preparing the listing.
  • Price with context. Consider relevant sales alongside condition, layout, lot, and documented improvements.
  • Present the site clearly. Good exterior photography should explain the approach, lot, and outdoor spaces as well as the architecture.
  • Choose comparisons by more than era. We’ll consider plan, condition, improvements, and lot characteristics in the pricing discussion.
